And if you’ve ever sold a property you know that exposure and marketing make a big difference in the sale. Well, there is a tool for condo buyers and sellers in and around the St. Louis, Missouri area to help you sell or purchase your condominium.
From the Buyers Perspective
Perhaps you are like many others when it comes to making a home purchase. If so, research is very appealing to you. You want to be able to browse with out taking someone’s time or having a sales person with you. Or, maybe you have certain specific features you are looking for in a new condo. The site shows all the condos, townhouses, and lofts in and around St. Louis and even separates them out into areas. With the various communities each having its own page, the buyers can browse buy area.
Not only can the condo shopper browse by area, but searching for a condo can also be isolated by area or in relation to a landmark. To see this in action, go to the condo search page and notice the drop down boxes on the right. You can select a neighborhood, area, or popular location. Once chosen the map responds by showing all the properties in the area inside a green shape. So, if a person was interested in living near, say, the Children’s Hospital, they could select the hospital from the list and narrow their search to only those condos. This feature of the tool seems to have been designed with the searcher in mind.
Exposure for Sellers
If you are selling a condo in St. Louis This tool is beneficial in the sense that everything we just mentioned happens and your condo can be browsed in that context. Maximum exposure is important, but having your property viewed in the proper context seems to be more effective than just having it out there.
What many sites do is show a listing of properties that visitors can browse through until they find something they like. This is like shopping at something like a flea market. No direction or organization just “come in and browse around”. This is fine if you have an afternoon to spend without a specific item in mind. Now compare that with shopping for something specific in a grocery store. If you know that you are going to buy mustard, you look for the aisle that has condiments in it. You don’t even bother going to the refrigerated items.
It seems that most people that are making a large purchase, would be more likely to shop based on specifics and having your condo in the hotline is like putting it in a specific aisle. If someone is looking for a home in Clayton, and your condo is located there, when a visitor selects Clayton in the filters, only your property and the others in that area are featured. So, your property is now carrying a higher probability of being chosen buy that buyer. Making it very appealing to many sellers.
In short, St. Louis Condo Hotline appears to be making an effort to match the right buyer up with the right seller. After all, isn’t that what it is supposed to be about?
